Buyer’s Inspection

Our buyer’s inspection is a comprehensive evaluation of your prospective home, helping you learn the ins and outs of the home’s visible and readily accessible components. The condition of each area of the home will be detailed in a full digital inspection report that will be sent to you the same day.

Pre-Listing Inspection

In order to sell a home without negotiations becoming drawn out and excessively stressful, it’s important to have a well-rounded understanding of your home’s condition. This comprehensive inspection service paints a clear picture of the home’s strengths and weaknesses in the report we provide, enabling you to represent the home accurately so that a Buyer’s Inspection doesn’t sow distrust due to the discovery of undisclosed defects.

Pre-Listing Walk and Talk

This service is for clients preparing to sell a home. We will walk with you through your home to show you any potential deficiencies that stand out to us. Having this information will give you an opportunity to correct issues prior to a full home inspection or simply feel secure in your position about the condition of the home and its price.

New Construction Inspection

By thoroughly evaluating a new home before the builder conducts the final walkthrough, we can provide a factual, unbiased assessment that will help you tie up any loose ends before finalizing a real estate investment. If deficiencies or construction oversights are discovered, you’ll be able to seek out solutions prior to final closing so that you don’t end up stuck paying for repair work out of your own pocket.

11th Month Warranty Inspection

This inspection service needs to take place before the warranty expires on your newly constructed home. We’ll carefully assess the condition of the entire property, checking for emergent issues that may require repair or replacement—and which you may not have to pay for solely out of pocket, depending on the exact terms of your home’s warranty agreement.

Home Maintenance Inspection

An unmaintained home is one that rapidly loses value and becomes increasingly more expensive to restore to good condition. For this inspection service, we’ll thoroughly inspect the home and provide a full report of our findings that outlines current and emergent maintenance issues. We’ll also provide helpful tips for tackling these home maintenance tasks so that you can manage the work with minimal stress.

4 Point Inspection

A 4 Point Inspection may be required before your prospective home is eligible to be insured. The inspection will focus on the condition of four systems that are critical to the safety and livability of the home: the roofing system, plumbing system, electrical system, and HVAC system.

Re-inspections

You need to know for a fact that the repairs and other changes the seller has made to the home since you submitted your initial requests have been carried out fully and without further issue. We will return to the property once you’re notified that the repairs are complete to look back over these specific components, making sure everything is good to go so that you can close on the home without need for lingering concern.

Radon Testing

Radon, a radioactive decay product of uranium, is an invisible and odorless gas that forms underground and eventually exhausts through the surface over incredibly long periods of time. Sometimes, this gas can seep into homes, where it can be a major health risk. We recommend scheduling professional radon testing before you buy a home so that we can measure the radon levels—determining whether or not radon mitigation is needed in order to keep the home safe and healthy. 

WDO / Termite Inspections

Wood-destroying insects such as termites are a major pain and can quickly lead to insurmountable repair bills due to their diet of wood and other building materials. We’ll thoroughly inspect the home for evidence of termite damage so that we can help you avoid footing a repair bill that the seller of the property should be responsible for—whether through arranging repairs or by providing reimbursement.
